REGIONAL VICE PRESIDENT

OVERVIEW:

Responsible for overseeing the sales and leasing, financial performance, the physical condition of assets and the day-to-day operations of a portfolio of manufactured housing communities within a geographic region. Also responsible for the management, leadership and overall development of region staff.


PRINCIPAL RESPONSIBILITIES:

Community Sales Effort

  • Ensure communities are marketed using appropriate marketing materials and tools
  • Work directly with community and support staff to drive traffic and ensure that all on-site personnel are well versed in sales protocol, inventory and programs
  • Ensure community staff sells and leases homes to ensure highest possible occupancy and earnings
  • Assist in the development and ensure proper implementation of referral programs for existing residents to attract new residents
  • Assist in the development of and manage programs to fill vacant sites by working with support staff to identify new and used home purchases.  Additionally, work with support staff to identify and attract organic move in through dealers and individual prospects
  • Ensure community staff prepares, processes, and maintains all lease related documentation upon lease according to company standards


Price our Product to Market

  • Oversees the research efforts by community staff of market information on local competition to ensure lot rent, home prices and home monthly payments are well positioned within the market
  • Ensure community staff is promptly identifying opportunities to adjust pricing in ever-changing market conditions


Manage Financial Information – Grow Revenue/Manage Expenses

  • In conjunction with the Community Manager, prepare and manage annual community budget
  • Support market survey efforts to ensure that homes and lots are priced competitively in the marketplace
  • Ensure CM is managing expenses within budget as well as budget variances
  • Make operating adjustments related to actual performance vs. budgeted performance
  • Discuss significant variances with CM to determine steps required to ensure quarterly on-target financial performance, including participating in quarterly region budget reviews
  • Oversee the financial transactions and record-keeping, including rent collection, delinquent accounts; utility bill assessments, vendor invoices, and daily bank deposits and any additional transactions


Manage the Marketability of the Community - From Assets to People

  • Ensure all communities in the region are an atmosphere of high-quality community lifestyle living
  • Ensure the community meets or exceeds company appearance standards and ensures that VMG is providing “a better place to live”
  • Ensure the readiness and attractiveness of all VMG homes
  • Ensure CM is properly managing maintenance requests, notifying  residents of progress and CM is notifying residents of rule violations
  • In conjunction with CM, establish property improvement plans
  • Support the CM and provide direction, as needed, in any community personnel issues, including hiring, conducting evaluations, and disciplinary actions in accordance with VMG policies and practices under the direction/approval of Human Resources
  • Support CM in the supervision of office staff in sales as well as community operating functions
  • Support the CM in the supervision of maintenance staff, including establishing and assigning work schedules, routine maintenance and emergency coverage
  • Ensure CM is properly supervising and monitoring outside contractors working in the community, including managing insurance, bidding jobs, approving work, and invoice accuracy and payment
  • Ensure that employees and contractors understand their role in selling the community, through direct interaction with existing or potential residents, the appearance of the community, or their appearance or behavior on the premises
  • Adhere to safety requirements and guidelines and ensure that staff and vendors are properly trained, including ensuring the CM is promptly reporting accidents and emergency situations to the DM and Risk Management and preparing and filing proper incident reports
  • Ensure that all communities are operating in compliance with VMG standards, as specified in the Community Operations Manual, VMG Employee Guidelines, Health Safety and Environmental Manual, etc.


Serves as Community Ambassador

  • Ensures the CM and other community staff are working closely with residents to ensure positive tenant and community relations and are organizing appropriate community relation activities
  • Ensures the CM acts as a community liaison with other citizens and groups within the market


QUALIFICATIONS (Education and Experience)

  • Requires a minimum of five years experience leading and managing people in multiple locations as well as balancing projects and multiply priorities.
  • Real estate property management, hospitality, customer service and/or retail management experience  and Bachelor’s Degree required
  • Excellent customer service, interpersonal, organizational and administrative skills required
  • Strong working knowledge of common computer applications (e.g., Microsoft Office applications) required
  • Prior Sales and leasing experience required
  • Prior experience in monitoring and managing budgets and financial records/reporting strongly preferred
  • Strong motivational skills and the ability to keep staff directed and focused on the execution of strategic plans, programs and projects
  • Excellent communication skills, both verbal and written, required
  • Excellent problem-solving skills, a “forward” looking approach to business, ability to use available information to assess where/why problems are occurring
  • Detail-orientation, self-motivation, strong problem-solving abilities, and ability to adapt to multiple and changing priorities required
